SEMI CUSTOM HOMETIMELINE

1    FIND A LOT, SELECT DESIGN, AND PERMIT (0 - 6 MONTHS)

• Blueprints and permits are typically completed for you before purchase.

• If blueprints have not yet been started, you may select a floor plan within Lukaven’s portfolio or our architect’s portfolio. 

• If not started, blueprints will take 3-5 months, with another 2-3 months for permitting.

• Lukaven will own the property during construction.

2    REVIEW ALLOWANCE AND SPECIFICATIONS (1 WEEK)

 

• Allowances are provided rather than options for finishes, allowing you free reign on how the home is finished out.

• Specifications are provided to cover selections that are difficult to conceptualize if an allowance is provided.

• Specifications cover the building standards we stand by.

3    SIGN CONTRACT (1 DAY)

 

• A non-refundable 10% deposit is required at signing.

• Contracts may be signed electronically or in person.

• Lukaven will fund the project, with the remainder of the payment due at closing.

4    BUILD YOUR HOME (9 - 12 MONTHS)

 

• You’ll receive an invitation to our project intake form, which tracks all details of the project, including budgets.

• Our team will provide deadlines for all selections for your convenience.

• You’ll meet our team on site every 2-3 weeks for progress updates.

• Complete a final walk through to identify all remaining items before moving in.

5    MOVE INTO YOUR NEW HOME! (1 Week)

 

• Receive your turn over package with all warranties and other documentation.

• Our team can recommend movers and other services required for move in.
